Multifamily

With over 30,000 Class A multifamily units delivered, currently stabilized or under development and established relationships with more than 30 leading operating partners, our multifamily portfolio efficiently executes on a robust pipeline using strategic partnerships and technology. The research-driven approach to sector and submarket selection results in well-located projects that are supported by the continued tenant demand for new, high-quality rental housing.

U.S. Industrial / Logistics

In the United States, our industrial and logistics specialists are acknowledged experts who focus on acquiring strategic locations to develop and/or renovate high-quality, modern properties to solve tenant demands. We provide capital for industrial assets of all types, including large bay, small bay and last mile, leveraging deep development partner and tenant relationships to deliver high-quality projects.

European Logistics

USAA Real Estate is actively engaged in logistics development, management, and ownership in Europe through its Dutch subsidiary USAA Realco-Europe, B.V. Its primary investment vehicle is a joint venture called Mountpark Logistics EU Sarl (“Mountpark”). Mountpark has rapidly established itself as a leading logistics property company in Europe, with the independence, flexibility, track record, and expertise to deliver buildings that are tailored to meet customers’ requirements and the market’s needs.

Data Centers

Leveraging expertise in the logistics sector, USAA Real Estate fulfills the demand for and addresses secular growth trends in the data centers sector through our vertically integrated platform focusing on this mission-critical infrastructure. We target leading markets with abundant dark fiber and reliable power while aligning with the ESG needs of tenants.

Life Sciences

We develop state-of-the-art life sciences facilities addressing the lack of modern, purpose-built inventory in a sector with continuous demand for breakthroughs in medicine. Digital Infrastructure

USAA Real Estate serves investors and communities by connecting the unconnected through its wholly-owned, exclusive digital infrastructure investment vehicle, Attexo Capital. The program connects patient capital, public partners, construction professionals and consultancies to develop and steward reliable, sustainable, technology-enabled and cost-effective digital infrastructure developments.

Media, studio and entertainment

Together with Square Mile Capital, USAA Real Estate leads in the entertainment real estate and services sector with the largest independent global portfolio of preeminent studio and media assets, supported by ownership of the world’s premier studio operator and production services company.

Office

USAA Real Estate provides development capital for build-to-suit and significantly pre-leased Class A office buildings for creditworthy tenants in markets with an imbalance in the supply of modern, appealing office space relative to the demand. Our goal is to align the appropriate opportunities for investment with the best development partners and projects, informed by market and demographic dynamics.

Retail, hotel and other high-quality assets

We remain open to partnering with developers who have plans for well-conceived opportunities outside of the main property sectors. Our partners are experienced in both the development of multi-phased and redevelopment of existing mixed-use projects in dense, transit-oriented locations. The components of these projects often include some combination of retail, hospitality, entertainment and lifestyle, residential and office.
